At Maggie Dixon Real Estate our goal for any investment property
that we manage on behalf of our clients is twofold;

To ensure that the property is maintained properly and that
preventative maintenance is carried out when required.

To increase the capital gains on the property for the owner
during the period of our management.
Particular care is required when choosing the appropriate
property management company to look after your investment. Not only
do you need competency and experience from your manager in the
field of property management, but also the ability to co-ordinate
and control delivery of service to ensure consistency and a high
quality of output at every level. One of the greatest services we
can offer our clients is giving them reassurance and peace of mind
- simply because we handle everything for you.
Services we provide:
Rent appraisals - An accurate and up-to-date
rental assessment based on current market trends and experience can
be carried out by one of our qualified staff members in order to
determine the potential rental revenue of an investment
property.
Advertising - Properties are immediately added
to the Maggie Dixon, Real Estate, and Trade Me (optional) websites
and include photos and an accurate description of the property.
Tenant sourcing/selection - Great emphasis is
placed on selecting the right tenant for your property. Credit
checks with TINZ (Tenancy Information NZ) are made and references
with previous landlords are followed up as a matter of course.
Owners who may have specific requirements from a tenant are advised
to discuss this openly with us so that we can ensure your needs are
met. We have a dedicated Letting Agent specialising in selecting
the most suitable tenants.
Tenancy and rent reviews - We insist on all our
tenants signing for a fixed term tenancy. This can be as little as
six months or as long as required. During a fixed term, the rent
will stay at the fixed rate for the contract's term and the tenant
is locked into the tenancy for the specified time - being
responsible for the tenancy until its expiry. This gives you a
guarantee of income for the period of the tenancy and also provides
the tenants with some security. At the end of the contract, rental
rates and tenancies are reviewed by us taking into account the
current status of the rental market.
Property inspections - Property inspections are
carried out at the commencement of a new management, a new tenancy,
and regular intervals during a tenancy, and upon vacation of a
tenant.
Repairs, cleaning and maintenance - Maggie
Dixon Real Estate has a list of reliable and qualified preferred
contractors who provide us with a good service at special rates.
This saving also gets passed on to you the owner, making the
general maintenance and upkeep of your investment that little bit
more profitable. Should a maintenance or repair issue arise, then
you will be advised of this. Maggie Dixon Real Estate will then
make the necessary arrangements to complete the work required.
Financial reporting and statements - Statements
providing a summary of income and expenses are sent out on a
monthly basis via the owner's preferred method, either emailed or
posted.
Property vacating - Upon a tenant vacating a
property, we ensure that all chattels and furnishings are present
and of the standard to which they were leased (keeping in mind
general wear and tear if it has been a long tenancy), that the
property is clean, tidy and ready for the next tenancy and that all
keys are returned and rent is up to date and paid upon the tenant's
departure.
Complaints procedure - Being at the heart of
the service industry, we realise that there can be problems that
arise from time to time. To this end, we make it a priority to deal
with any complaints or problems in a timely manner and endeavour to
find a resolve with as little inconvenience as possible to the
concerned parties.
Mediation, Tenancy Tribunals and rent arrears -
Maggie Dixons has a strict 'zero tolerance' policy when dealing
with rent arrears. Our staff members are updated daily with a list
of their tenant's rent payment activity - giving them the
opportunity to prevent tenants from falling behind with their
payments. Should requests to bring their payments up to date bring
no result; the tenant will be immediately filed with the Tenancy
Tribunal for mediation. Should mediation have no result, the tenant
will then be summoned to a court hearing. These matters are
reported back to the owner at every stage and the owner can have as
much or as little involvement in these proceedings as is
desired.
